Maintenance for Condominiums & HOAs in Miami
Zaldak Maintenance works with condominium associations and HOAs across Miami-Dade and South Broward as a single, self-performing vendor for common-area and building-system maintenance — HVAC, plumbing, electrical, doors and handyman work — with documentation built for boards and managers and 24/7 emergency coverage for the association.
What boards and managers actually need
Condo boards don't need another vendor; they need fewer. Every separate contractor is another contract, another insurance certificate, another invoice to reconcile and another excuse when something falls between trades. Owners expect the hallways cool, the lobby doors to close and the water to run — and they expect the board to explain the budget.
We give associations one licensed, insured team for the whole building, with quotes before work, photos after, and a service history the next board can inherit.
Where we help associations most
- Common-area HVAC — hallways, lobbies, gyms, amenity rooms
- Building plumbing — risers, common drains, water heaters, leak response between units
- Electrical — common-area and parking lighting, life-safety circuits, panel issues
- Repairs and upgrades called for by inspection and recertification reports
- Doors, access hardware and weather-sealing for entries and amenities
- Punch lists and make-ready work around amenities and common spaces
- 24/7 emergency response for the association, documented for insurance
Maintenance plans for associations
A scheduled plan replaces surprise special assessments with a predictable line item: quarterly inspections of common systems, priority emergency response and preferred repair rates. Everything is reported in a format a board can review in one meeting.

FAQ
Questions we get asked
What is a property maintenance company, and how is it different from a property manager?
A property manager runs the association's operations — budgets, vendors, owners, compliance. A property maintenance company is the licensed trade partner that actually repairs and maintains the building's systems. Managers and boards hire us so one accountable vendor handles HVAC, plumbing, electrical and general repairs instead of coordinating several.
Do you work directly with boards or through the management company?
Both. Many of our association relationships run through the property manager's work-order process; others are direct with the board. Either way, the documentation is built so both can see what was done and why.
Can you help with repairs flagged in a recertification or inspection report?
Yes — electrical, plumbing and general repairs identified in inspection and recertification reports are a regular part of our association work, with the records inspectors expect.
