Backflow Testing

Backflow Testing & Certification in Miami

Zaldak Maintenance tests, certifies and repairs backflow preventers for commercial buildings across Miami-Dade and South Broward, with testing performed by appropriately certified technicians as Florida and local water-utility rules require, and results submitted so your account stays compliant.

Why backflow testing comes around every year

A backflow preventer is the valve assembly that stops water from your building flowing back into the public supply when pressure drops. Commercial properties, condos, restaurants, medical offices and buildings with irrigation or fire sprinkler connections typically have one or more of them.

Because a failed assembly can contaminate drinking water, most utilities in South Florida require commercial backflow assemblies to be tested at least once a year by a certified tester, with the results filed with the water utility. Miss the deadline and the utility can send notices, add fees or, in the end, threaten service. That makes backflow testing one of the few maintenance items that renews on a fixed calendar.

What the service includes

  • Annual testing of reduced-pressure (RP), double-check and other assemblies
  • Testing of domestic, irrigation and fire-line backflow assemblies
  • Submission of test results to the water utility as it requires
  • Repair kits, check valve and relief valve repair, retest after repair
  • Replacement of failed or obsolete assemblies, with permits as required
  • An inventory of every assembly per building, with due dates and test history
  • Reminders before each test is due

Who we test for

Property managers with several buildings are the clearest fit: each address may have different assemblies, different due dates and sometimes different utilities. We keep one list for the whole portfolio so nothing lapses. Condo associations, restaurants, medical and dental offices, office buildings and retail centers all come up regularly as well.

Backflow testing is often the first job we do for a property. Once we know the building's water service, the rest of its plumbing maintenance is easier to plan.

How it works

We confirm the assemblies on site and the utility's paperwork requirements, then schedule the test. Water is shut off only briefly during testing, and we coordinate the time with the manager or tenants. If an assembly fails, you get a quote for the repair before we start it; we repair, retest and submit the passing result.

Testing can be folded into a maintenance plan with drains, water heaters and leak checks, so the annual date is handled automatically.

When a backflow problem is urgent

A relief valve discharging continuously, a leaking assembly or a utility notice with a short deadline should not sit in a queue. Our 24/7 dispatch can send a plumber for active leaks (typical response is about two hours) and schedule testing quickly when a deadline is close.

FAQ

Questions we get asked

How often does a backflow preventer need to be tested in Miami?

Commercial backflow preventers in Miami-Dade and South Broward typically need to be tested at least once a year, and some utilities require more frequent testing for high-hazard connections. The exact schedule is set by your water utility, so check your notice or let us confirm it for you.

Who can perform a backflow test in Florida?

Backflow tests must be performed by a certified backflow tester, and most utilities only accept results from testers registered with them. Our testing is performed by appropriately certified technicians and submitted the way your utility requires.

What happens if a backflow preventer fails the test?

A failed assembly has to be repaired or replaced and then retested before a passing result can be filed. Most failures are worn check valves, seals or relief valves; we quote the repair before starting and retest the same visit where possible.

What happens if I miss my annual backflow test?

Utilities typically send reminders and then non-compliance notices, and may add fees or, in the end, take steps toward suspending water service. If you've received a notice, call us and we'll schedule the test before the deadline.

How much does backflow testing cost?

Cost depends on the number, size and type of assemblies, access, and whether repairs are needed. We quote the testing before scheduling, and portfolios with many assemblies usually test on one coordinated schedule.
