Pressure Washing

Commercial Pressure Washing in Miami

Zaldak Maintenance provides commercial pressure washing across Miami-Dade and South Broward for parking garages, sidewalks, entrances, dumpster pads, building facades and pool decks, scheduled after hours or in phases so tenants, residents and customers can keep using the property.

Why pressure cleaning is a maintenance task, not a cosmetic one

In South Florida, mildew, algae, rust stains and tire marks build up faster than almost anywhere in the country. Heat, humidity and daily summer rain keep concrete damp, and salt air near the coast speeds up staining on walls and railings. A dirty entrance is the first thing a tenant, buyer or inspector sees.

Slippery surfaces are also a liability. Algae on a pool deck or a greasy dumpster pad is a slip-and-fall claim waiting to happen. Regular commercial pressure cleaning removes that film, makes cracks and spalling easier to spot, and keeps paint and sealants from failing early.

What we clean

  • Parking garages, ramps, stairwells and parking lots
  • Sidewalks, walkways, entrances and storefront aprons
  • Dumpster pads, loading docks and trash rooms
  • Building facades, stucco, columns and canopies
  • Pool decks, pavers, amenity terraces and balconies (common areas)
  • Drive-thru lanes, outdoor dining areas and patios
  • Gum, rust, oil and tire-mark spot treatment
  • Pre-paint surface preparation for handyman and painting work

Who it's for

Condo associations use us for garages, pool decks and entrances on a recurring schedule. Retail centers and restaurants book us for sidewalks, drive-thrus and dumpster areas, where grease and food waste attract pests and odours. Office buildings and multifamily communities add it to their maintenance plan so the property looks the same in month eleven as it did in month one.

How a job runs

We walk the site, note surfaces, drains, landscaping and anything that must not get wet, then quote the scope before work starts. Jobs are scheduled at night, early morning or in sections so a garage level or a pool deck is never closed longer than needed. Pressure and cleaning agents are matched to the surface: concrete, pavers, painted stucco and wood all need different treatment, and too much pressure damages more surfaces than it cleans.

Every visit closes with before-and-after photos. Many properties put garages and entrances on a quarterly or semi-annual cycle inside a maintenance plan, alongside other recurring work.

Urgent cleanups

Some cleanups can't wait: an oil spill in a garage, storm debris and mud after a hurricane, or a dumpster pad that has become a health-code problem. Call our 24/7 line and dispatch will tell you how fast a crew can be there; typical response is about two hours for urgent calls.

FAQ

Questions we get asked

What is the difference between pressure washing and pressure cleaning?

In Miami the two terms usually mean the same service: cleaning surfaces with high-pressure water, sometimes heated, plus cleaning agents. Some contractors use 'soft washing' for low-pressure cleaning of painted walls and roofs, which we use on stucco and coated surfaces that high pressure would damage.

How often should a commercial property be pressure washed in South Florida?

Most commercial properties in South Florida benefit from pressure cleaning high-traffic areas every three to six months and facades about once a year. Dumpster pads and restaurant areas often need monthly attention because of grease and food waste.

Can you pressure wash a parking garage without closing it?

Yes, in most cases. We clean garages level by level or section by section, usually overnight, so only part of the structure is closed at any time and residents or customers can still park.

Will pressure washing damage stucco or pavers?

It can if the pressure is wrong, which is why we adjust pressure and nozzle for each surface and use low-pressure soft washing on painted stucco. Pavers are cleaned carefully so joint sand isn't blasted out.

How is commercial pressure washing priced?

It is priced on the area, the surface type, how heavy the staining is, access, water source and whether the work has to happen at night. We walk the site and quote the scope before any work starts, and recurring cleaning under a plan is scheduled at an agreed rate.
